When my mother passed unexpectedly just over two months ago, my brother and I, as Trustees for her living trust, decided to move very quickly to sell her home. Among the first things we did was research and speak with several Agents. We were looking for more than someone who could "sell the house and get the most money". We needed assistance in every way with the emotionally and logistically challenging task of preparing and selling our family home in

which mom lived for 50 years. While all had strong credentials and references, we were impressed with Sandy Wihtol’s confident, not pushy, yet assertive responses to all our questions and concerns. His experience and confidence came through in every aspect of the pre-listing agent evaluation, listing, and finally the execution of the marketing, selling, negotiating and closing.

Among the areas where Sandy impressed was his knowledge of the marketplace and helping us understand the unique market conditions we faced. While it may seem easy to get a high price in a strong market, it became obvious that there are just as many challenges in getting a great price in an up market as there are in a weaker market. He clearly communicated market conditions, armed with ample data augmented by his judgment gained from years of experience in this market. Not only did he communicate well, but he demonstrated strong collaborative skills in strategizing jointly with me and my brother, skillfully navigating sometimes difficult terrain where Neil and I were in less than full agreement. Sandy's guidance and recommendations turned out to be perfect on one of the most challenging and important aspects of the situation, what property investments to realize the best return. It was obvious that the actions he recommendations were thoughtful, specific to this property and our personal objectives and obviously not of the "this is what we always do” variety.

He laid out a clear plan and timeline that somehow managed to meet our extremely tight (and we thought overly aggressive) timeline objectives. We knew we were asking an awful lot of Sandy to get the home on the agents Realtor tour which was just a few days time we gave him access to the property. He was up to the challenge and made it happen. Among myriad of responsibilities he undertook was identifying, contracting, the supervising the removal of all household items, retaining contractors on amazingly short notice for painting, flooring, inspections, staging and the like. He delivered ahead of the timeline mapped out and completed the improvements he recommended while simultaneously marketing, all within the 10 days. Looking back it is hard for me to believe it happened that way, but it did.

While Sandy's honest, straightforward, well-communicated philosophy and strategy was what made us decide to list with him, he kicked it in another gear and his best work began when the listing agreement was signed and the objectives and timeline were set. He exceeded every expectation, honored every commitment and communicated regularly and effectively. He had the home looking spectacular and conducted the the brokers tour about 10 days from the time we gave him the go ahead to begin. Within 10 days he had more and stronger offers than we had ever expected.

He executed the sales, offer and negotiation process flawlessly just as he had done during the pre-listing and preparation phases. Escrow then closed ahead of schedule after again demonstrating an uncanny ability to manage complex matters of all kinds – this time legal and escrow. His strong relationships really came through in watching how he made all this happen. It is not surprising that he has the kind of relationships where people will go the extra mile for him given his competence level and unmatched integrity.

In the 37 years since graduating law school I have practiced law and held a variety of executive positions. In all that time this has been among the best experiences I have had in a business transaction. It is refreshing when someone I do business with shines far more in executing the transaction than in selling me on his or her abilities to execute. Sandy did that and more which was particularly important during this personally challenging time following mom's death. Our sale period to the closing of the transaction went very smoothly and Sandy remained in contact with us throughout, educating us and keeping us appraised on all aspects. After the sale closed, Sandy & The Wihtol Group hosted an open house for our neighbors and old friends and supplied food and drink.
